CCPF's first purchase was a freehold prime office and retail building in an outstanding location overlooking the Cathedral in Birmingham's central business district. This landmark six storey property, comprising 67,000 sq ft of offices and 13,000 sq ft of retail, was acquired off market for an undisclosed sum. It is let to the UK Government while the retail occupiers include Marks and Spencer, HSBC and HBOS.

Working closely with the tenants to improve the sustainability credential with matching capital expenditure, the building DEC has improved to an D (G on purchase). This has significantly reduced operating costs and produced an absolute reduction in carbon of -43% (-TE CO2pa 324) to date. This performance has been achieved by collaborative and proactive asset management between CCPF and the Government occupier (DCLG) and their advisers.

3-5 Morrison Street, Edinburgh, comprises 57,000 sq ft of Grade A office space, let to Franklin Templeton Global Investors with retail space, let to Sainsbury's and a cinema, let to Odeon.

CCPF's fourth purchase was 40 Springardens in Manchester city centre.

This super prime 100,000 sq ft property was acquired off-market and will benefit from an increasingly constrained grade A office market. The vacant floor and existing occupiers provide an unusual opportunity to actively manage a super prime building.

The building is BREEAM 'very good' with an EPC C and is located on Manchester's Spring Gardens in the heart of the city's commercial core.
